Mountain Subdivisions: Pine Brook Hills
Pine Brook Hills is known for its very close location and easy access to downtown Boulder. The entrance to this mountain community begins one (1) mile west of N. Broadway by way of Linden Drive. Views vary from the eastern lakes and plains to the western snow-laden Continental Divide. Many homes enjoy their own unique hillside settings with a myriad of valley vistas.
As of June, 2005, Pine Brook Hills boasts approximately 386 homes. Initial construction began in 1962, and new construction continues today as well as the significant remodeling of the older homes. Due in part to its own district water supply, natural gas, and an excellent volunteer fire department, the market demand for Pine Brook Hills real estate remains strong.
In April of 2007, a new dam was finished at a total cost of $4,500,000 to serve this mountain subdivision. The dam will hold a 5-year supply of water with its 4-acre lake.
Historically, this mountain community has had seven (7) filings with many replats. The highest assessed value in 2004 for a property in Pine Brook Hills was $3,111,150; the highest sale occurred in September 2004 at $1,775,000.
